Redstone Arsenal, Alabama

Homes Near Redstone Arsenal: What Military Families Should Know First

Redstone Arsenal is not a typical military duty station. It is home to Army Materiel Command, Space and Missile Defense Command, NASA's Marshall Space Flight Center, and the FBI, with roughly 45,500 people working on the arsenal. Families moving here are a mix of active duty service members, DoD civilians, and defense contractors, and the Huntsville housing market moves with all of them.

The arsenal is still growing. U.S. Space Command is moving its headquarters to Redstone in phases, with about 1,400 positions relocating over the next several years. More people moving to Huntsville means more buyers looking at the same neighborhoods military families want, so it pays to have a plan before your house hunting trip, not after.

Where to Live

Best Places to Live Near Redstone Arsenal

The Huntsville area spreads across Madison and Limestone counties, and the right fit depends on your commute, your budget, and how much space your family wants. Here is how we walk military families through the main areas around Redstone Arsenal. Commute times are approximate and depend on your gate and your building on post.

Most Options / 10 to 30 min

Huntsville

The largest city in the area, with the widest range of homes and price points. You will find historic homes near downtown, established neighborhoods in South Huntsville close to the southern gates, and newer construction on the edges of the city. A good starting point for families who want restaurants, parks, and shopping close by.

Close to Gate 9 / 10 to 20 min

Madison

West of the arsenal, with quick access to Gate 9 on Rideout Road and to I-565. Madison is its own city with its own school district, a mix of established subdivisions and newer builds, and a walkable downtown area. A popular choice for families who want a short, predictable commute.

More Space / 20 to 30 min

Harvest

North of Madison, in unincorporated Madison County. Harvest has seen a lot of new subdivisions, which often means newer homes and larger lots for the price. A good fit for families who want more room and do not mind a slightly longer drive to post.

Small Town Feel / 25 to 35 min

Athens

West of Huntsville in Limestone County, connected to the arsenal by I-565. Athens has a historic courthouse square, a slower pace, and plenty of new construction on the way into town. Many families like the value they get here and plan the commute around it.

Quiet and Rural / 25 to 35 min

Meridianville

North of Huntsville along the Highway 231/431 corridor. Meridianville offers a quieter, more rural setting with newer neighborhoods and room to spread out. Best for families who are comfortable with a longer drive in exchange for space and a calmer pace.

One thing to know before you pick a neighborhood: Gate 9 on Rideout Road is the only Redstone Arsenal gate open around the clock. Several other gates run limited or outbound only hours in the afternoon. Check the official gate hours and match your neighborhood to the gate you will actually use. We factor this into every home search we run here.

Your VA Loan Benefit

Why Your VA Loan Works Well in Huntsville, Alabama

Huntsville's typical home price sits around $321,000, below the national median, which makes it one of the more accessible markets among the military duty stations we serve. For many military families, BAH can cover a meaningful share of a monthly payment here. Your rate depends on your rank and dependency status, so look up your exact number with the DoD BAH Calculator before you set a budget.

Zero Down. No PMI.

Eligible buyers with full VA entitlement can purchase a home near Redstone Arsenal with no down payment, and VA loans do not carry private mortgage insurance. The cash you would have put down can stay in savings for the move, the next PCS, or your next investment.

Some of the Lowest Property Taxes in the Country

Alabama property owners pay some of the lowest combined state and local property taxes in the United States. Lower taxes mean a lower monthly escrow payment, which helps your budget now and makes the numbers easier if you decide to keep the home as a rental after your next set of orders.

Know How Alabama Taxes Military Pay

Alabama taxes regular active duty base pay, but housing, subsistence, uniform, and travel allowances are excluded, and combat zone pay is exempt. Military retired pay is fully exempt from Alabama income tax, which is worth knowing if you might retire in the Huntsville area someday. Review the official Alabama military benefits summary and talk to a tax professional about your situation.

Property Tax Relief for Disabled Veterans

Alabama offers a homestead exemption on state, county, and city property taxes for veterans rated totally and permanently disabled who own and live in their home. Homes acquired with a VA Specially Adapted Housing grant are exempt from Alabama property taxes entirely. If this applies to your family, we will make sure it is part of your plan from the start.

Use Your VA Loan More Than Once

Your VA loan benefit is not a one-time benefit. Many families buy near Redstone Arsenal, keep the home as a rental after they PCS, and use their remaining entitlement to buy again at the next duty station. Our team helps you understand your entitlement and plan your purchase with the long game in mind. See how we approach VA loan strategy.

Bianca Hill, REALTOR® and team lead of Next Season Homes, has used her own VA loan benefit to build a real estate portfolio. When our team talks through VA loan strategy with families moving to Huntsville, we are speaking from experience, not reading from a script.

Schools Near Redstone Arsenal

Confirm Your School District Before You Pick Your House

Redstone Arsenal does not have DoDEA schools on post, so children of families stationed here attend local public or private schools. Several districts serve the area around the arsenal, and district lines do not always follow city names or mailing addresses. Two homes a few streets apart can be zoned for different districts, so always verify the assigned schools for a specific address with the district before you write an offer.

Huntsville City Schools

Serves addresses within the Huntsville city limits, including many neighborhoods close to the arsenal. Use the district's zoning tools to confirm assignments: huntsvillecityschools.org.

Madison City Schools

A separate district from Madison County Schools, serving addresses within the City of Madison, including parts of the city that extend into Limestone County. Official information: madisoncity.k12.al.us.

Madison County Schools

Serves much of unincorporated Madison County, including many addresses in Harvest and Meridianville. Official information: mcssk12.org.

Athens City Schools and Limestone County Schools

Families looking at Athens will find two districts. Athens City Schools serves addresses inside the city, and Limestone County Schools serves much of the surrounding county. Official information: acs-k12.org and lcsk12.org.

Support for Military Kids in Alabama

Alabama is a member of the Military Interstate Children's Compact, which helps with enrollment, records, and graduation requirements when you move between states. Alabama also recognizes military-friendly schools through its Purple Star School program. The Redstone Arsenal School Liaison Officer can help with enrollment questions and transitions; contact details are on Military OneSource.

We do not rank or rate schools. What we do is make sure any home you are serious about has its school assignment confirmed with the district, so there are no surprises after you close.
