Stetson Hills and the Powers corridor. Newer construction, more shopping and dining, access to both Fort Carson-area schools and Colorado Springs District 11. A step up in price with a slightly longer commute.
Briargate & Wolf Ranch
Academy District 20 is frequently researched by families, but school fit should always be verified by address, school assignment, and individual family needs. Mid $400s to $600s. Strong rental demand after your next PCS makes this corridor a solid long-term hold for families thinking beyond this assignment.
Banning Lewis Ranch & Falcon
Newer homes at competitive prices, growing fast. Popular with families buying with intent to keep it as a rental after PCS. The longer commute is the trade-off for more home at a lower price.
Pueblo
40 minutes south on I-25. Median prices in the $280K to $330K range. Works well when a spouse works remotely and budget flexibility

In Colorado Springs, school district lines do not follow neighborhood names the way families expect. Verifying the specific district for any address you are considering is essential before you sign anything. Colorado is an open-enrollment state, which gives military families more flexibility than most, but seats are not guaranteed.
- Fountain-Fort Carson School District 8 Serves Fountain and Security-Widefield. Strong military family population, Purple Star school designations, and active school liaison support. The district most closely tied to the installation.
- Academy District 20 Covers Briargate and northern Colorado Springs. Consistently ranks among Colorado's top school districts. Worth the longer drive to post if schools are your primary driver.
- Colorado Springs School District 11 Largest district in the city. Quality varies by campus so researching specific schools matters more here than in smaller surrounding districts.
- Cheyenne Mountain School District 12 Ranked the number one school district in Colorado in 2025. Small geographic area with home prices to match. Worth knowing if you are in that price range.
- Open Enrollment State Colorado allows families to apply to schools outside their home district, giving military families more flexibility than most other states. Seats are not guaranteed but the option exists.
